- MUD noticesMuch of greater Houston outside the city limits sits in a municipal utility district. We make sure the seller’s MUD notice is in the file and in the buyer’s hands, alongside the rest of the disclosures.
- Flood disclosures and insuranceFlood questions come up on almost every Houston file. We track the seller’s disclosure, and stay on top of the lender and insurance agent so flood coverage doesn’t hold up closing.
- Coastal windstorm coverageIn Galveston and other coastal areas, windstorm coverage is part of the closing checklist. We add it at intake so it isn’t a surprise the week of closing.
- New construction in the suburbsKaty, Cypress, The Woodlands and Pearland see a steady flow of builder contracts. We track builder deadlines, walk-throughs and the builder’s title company along with everything else.
Working in HAR
Houston-area listings run through the HAR MLS. On listing files we handle the input, photos, documents and status changes, and keep the listing current until it closes.
