Doc prep is an occasional convenience we offer to our existing transaction coordination and listing coordination clients. You’re traveling, in a class, or nowhere near your laptop and you need a contract or listing agreement written. You direct us on exactly what to write, we push the buttons, and send it back to you for review.

▼Most of our clients use doc prep once or twice a year, if that. It’s not a standalone service and it’s not how the relationship starts — agents come to us for TC and LC, and doc prep is there when they occasionally need it.
How It Works
You provide specific, written direction on every field in the document — parties, property, price, terms, dates, everything. Email or text. We fill in the form exactly as instructed and send the completed document back to you to review and verify before it goes anywhere else.
Written direction is required. Although our transaction coordinators are licensed, we do not act in a licensed capacity for agents outside our brokerage. We act purely in an administrative capacity. No verbals — it has to come from you in writing.
If you leave a blank or forget something, we don’t guess — we ask. Even if we talked about it on the phone, we still need you to email or text us the missing detail so we have it in writing from you. Zero guesswork.
The document always comes back to you first. You review it, you verify it, you send it on. We don’t distribute it for you.
What It Looks Like in Practice
Our existing clients typically use doc prep in a pinch. They’re traveling, in a class, at a closing, or stuck somewhere without their laptop. They’ll email or text us something like:
“Copy the contract from the Smith property exactly, change the following blanks: buyer is Jane Doe, property is 123 Main St, price is $385,000, option period 10 days, closing date April 15.”
We prepare it per their instructions and send it back.
Here’s what it doesn’t look like: an agent calling us to “write up a quick offer” without specific direction on every term. By the time you’ve given us detailed enough instructions on how to write the contract — every field, every term, every date — you could’ve written it yourself. And that’s kind of the point. This service exists for the moments when you physically can’t get to a computer, not as a shortcut for skipping the work of deciding what goes in the contract.

What About Amendments on Files Under TC Management?
If you’re already using our transaction coordination services and you need an amendment or addendum on a file we’re managing — that’s included. No extra charge. Same rules apply: you direct us on the terms in writing, we prepare it.
The standalone doc prep pricing above is for contracts and listing agreements that aren’t part of an active TC file.
What Doc Prep Is NOT
Doc prep is not transaction coordination. TC includes deadline tracking, document completeness checks, communication coordination, file organization, and broker compliance. Doc prep is just writing a document at your direction.
Doc prep is not broker compliance. Compliance — making sure your files meet your brokerage’s requirements — is included in TC services and listing coordination. It’s a separate service if purchased on its own.
Doc prep is not document review. Checking incoming documents for missing signatures, initials, blanks, and dates is part of TC services, not doc prep.
If you need the full picture — deadline tracking, document management, compliance, and communication — that’s transaction coordination. If you just need someone to push buttons on a contract while you’re on a plane — and you’re already a client — that’s doc prep.
