TREC No. 56-0 is the new number for the lead-based paint addendum. It replaced OP-L, its effective date is May 28, 2026, and the content is essentially unchanged. If your listing packet or forms template still has OP-L in it, swap it for 56-0; the footer should read “TREC NO. 56-0.”

▼What Changed From OP-L
We compared TREC’s redline against the final form. The changes are housekeeping:
- Form number: OP-L became 56-0, and the approval date changed from 12-05-11 to 05-04-2026.
- Signature labels: “Other Broker” became Buyer’s Broker, and “Listing Broker” became Seller’s Broker.
- One word in the footer: “licensees” became “license holders.”
The lead warning statement, the seller’s disclosure boxes, the buyer’s rights, and the acknowledgments read the same as before. Pull the current form from TREC’s lead-based paint addendum page.
When It’s Required
When the property has a residential dwelling built before 1978. The requirement is federal (42 U.S.C. 4852d), and Paragraph 7C of the TREC 1-4 Family contract (20-19) flags it right below the seller’s disclosure notice in Paragraph 7B.
What’s on the Form
- B. Seller’s disclosure: one box for known lead-based paint or hazards (with an explanation), or no actual knowledge; and one box for records and reports provided (listed), or none.
- C. Buyer’s rights (one box): the buyer either waives a lead risk assessment or inspection, or may inspect within 10 days after the effective date. If lead-based paint or hazards are found, the buyer can terminate by written notice within 14 days after the effective date, with the earnest money refunded.
- D. Buyer’s acknowledgment: copies of the listed records, and the Protect Your Family from Lead in Your Home pamphlet.
- E. Brokers’ acknowledgment: that the seller was told their federal obligations, including keeping a completed copy for at least 3 years after the sale.
Who Signs
Section F has lines for the buyers, the sellers, the buyer’s broker and the seller’s broker. An addendum without the broker signatures isn’t complete.
What a TC Checks
On every file with a pre-1978 dwelling, we check:
- 56-0 (not OP-L) is attached, and Paragraph 7C is handled
- One box checked in each of B1, B2 and C, and the D boxes checked
- Records listed in B2 are actually in the file
- All four signature lines are signed and dated
- If the buyer kept the inspection right (C2), the 10-day inspection and 14-day termination dates go on the deadline timeline
Anything missing goes back to the agent. For the rest of 2026’s changes, see TREC’s 2026 form changes.
