What we handle for Baton Rouge agents
Your coordinator runs the file from executed contract to closing, and on listings from signed agreement to live on the MLS, so you can stay with your clients.
- Contract to closeEvery deadline tracked, every party introduced and updated, every document checked for signatures, initials and dates.
- Listing coordinationMLS input, photos, showing setup, disclosures and status changes, kept current until it sells.
- Broker complianceA complete, organized file submitted to your brokerage so you get paid at closing.
- Status you don't have to ask forMonday and Thursday updates to you, and to your client if you like.
What's different about Baton Rouge files
- The LREC's mandatory agreementLicensees use the LREC’s Residential Agreement to Buy or Sell as written; changes go in addenda or the additional terms. We track every deadline the blanks create, from the deposit to the Act of Sale.
- 72-hour clocksThe deposit is due within 72 hours of notice of acceptance, and the inspection response steps run on 72-hour clocks. We watch those by the hour, not just by the day.
Working in ROAM MLS
Capital-region listings run through ROAM MLS, Louisiana’s REALTOR-owned regional MLS. On listing files we handle the input, photos, documents and status changes, and keep the listing current until it closes. On buy-side files we track the contract from the effective date forward.ROAM MLS is operated by ROAM MLS. Freedom Real Estate Services is not affiliated with or endorsed by ROAM MLS; we work in the MLS on behalf of the agents we support.
