What's different about South Florida files
- Title company closingsFlorida closings are usually handled by a title company or closing agent. We open title at intake and keep the title agent, lender and both agents working from the same dates.
- Insurance before closingWind and flood coverage can take time to bind, and lenders won’t fund without it. We put insurance on the checklist at intake so it isn’t a surprise the week of closing.
Working in MIAMI REALTORS® / BeachesMLS
South Florida listings run through the MIAMI REALTORS® MLS or BeachesMLS. The two associations merged in 2026 and are combining their MLSs, so we follow the rules of whichever system your listing is in. On listing files we handle the input, photos, documents and status changes, and keep the listing current until it closes.
