What we handle for Palm Beach agents
Your coordinator runs the file from executed contract to closing, and on listings from signed agreement to live on the MLS, so you can stay with your clients.
- Contract to closeEvery deadline tracked, every party introduced and updated, every document checked for signatures, initials and dates.
- Listing coordinationMLS input, photos, showing setup, disclosures and status changes, kept current until it sells.
- Broker complianceA complete, organized file submitted to your brokerage so you get paid at closing.
- Status you don't have to ask forMonday and Thursday updates to you, and to your client if you like.
What's different about Palm Beach files
- Title company closingsFlorida closings are usually handled by a title company or closing agent. We open title at intake and keep the title agent, lender and both agents working from the same dates.
- Insurance before closingWind and flood coverage can take time to bind, and lenders won’t fund without it. We put insurance on the checklist at intake so it isn’t a surprise the week of closing.
Working in BeachesMLS
Palm Beach County listings run through BeachesMLS. The Broward/Palm Beach and Miami REALTOR® associations merged in 2026 and are combining their MLSs, so we follow the rules of whichever system your listing is in. On listing files we handle the input, photos, documents and status changes, and keep the listing current until it closes. On buy-side files we track the contract from the effective date forward.BeachesMLS is operated by BeachesMLS. Freedom Real Estate Services is not affiliated with or endorsed by BeachesMLS; we work in the MLS on behalf of the agents we support.
