  • BINSR and the inspection periodThe inspection period drives the whole Arizona file. We calendar it on day one, chase the inspection reports, and track the Buyer’s Inspection Notice and Seller’s Response (BINSR) through each reply so no response window slips by.
  • Escrow runs the closingArizona is an escrow state. We open escrow, keep the escrow officer supplied with what they need, and line up signing and close of escrow with everyone involved.
  • HOA documents and feesA lot of Valley homes sit in an HOA. We request the resale disclosure documents early, track their delivery, and make sure transfer and disclosure fees are on the settlement statement.
  • Seller disclosures up frontThe SPDS (due within 3 days of acceptance), the five-year insurance claims history (within 5 days), and any lead-based paint or solar paperwork, delivered and reviewed inside the inspection period.
